Build-to-Rent &Operated Residential

Australia's newest residential asset class, staffed almost entirely by external hires because only a few hundred trained BTR operators exist nationally. Their people look like property managers and are paid institutional salaries.

Roughly 16,000 BTR homes delivered and ~13,800 under construction from a pipeline of around 73,000 units, with roughly 21,000 operating by end-2026. Every building that lights up is a cohort of external hires.

Titles vary wildly across Australian property — the same job runs under three names. If yours isn't listed word-for-word, it's almost certainly one of these.

  • BTR Leasing Consultant

    Also called: Leasing Specialist · Resident Experience Associate

    $70k–$90k, OTE $85k–$115k

  • BTR Community Manager

    Also called: Resident Experience Manager · Residence Manager · General Manager (building)

    $110k–$150k + 10–20% bonus

  • PBSA Residence Manager

    Also called: Residence Life Manager · Accommodation Manager

    $95k–$135k

  • PBSA Leasing / Sales Manager

    Also called: Bookings Manager · Sales & Marketing Manager

    $90k–$130k

  • BTR Assistant Building Manager

    Also called: Assistant Facilities Manager · Maintenance Coordinator

    $75k–$95k + $5k–$15k on-call

  • Building Manager

    Also called: Facilities Coordinator · Resident Manager · Concierge Manager

    $95k–$135k; $140k–$165k premium Sydney towers

  • Facilities Manager

    $110k–$150k; $150k–$190k portfolio; $200k+ account level

  • BTR Operations Manager

    $160k–$210k + 15–30%

    $250k–$350k + 25–50% STI
