Build-to-Rent in Brisbane: The Roles, the Pay, and Who's Hiring

Australia's newest residential asset class is staffing up from outside. The BTR roles, the 2026 salaries, and why a property manager's skills are suddenly worth institutional money.

Build-to-rent is apartment buildings owned by an institution and run like a hotel: one landlord, professional on-site management, residents instead of tenants. It is Australia's newest residential asset class and, in Brisbane as everywhere else, it is staffed almost entirely by external hires — because only a few hundred trained BTR operators exist in the whole country. Their people look like property managers and are paid institutional salaries.

The pipeline that drives the hiring

Industry pipeline tracking puts roughly 16,000 BTR homes delivered nationally, around 13,800 under construction, and a pipeline of around 73,000 units — with roughly 21,000 operating by the end of 2026.Every building that lights up is a cohort of hires: a community manager, a leasing team, a building and facilities crew, and the operations layer above them.

The operators building and running these assets in Australia include Greystar, Mirvac's LIV, Home, Local:, Sentinel and Assemble, with the purpose-built student accommodation operators — Scape, UniLodge, Iglu — running the same playbook for students.

The community manager is the signature BTR role. It is the building's general manager: occupancy, net operating income and resident satisfaction, with a bonus tied to all three. In a residential agency the nearest equivalent is a senior property manager on $90k–$115k. Here it is $110k–$150k plus bonus — for a role that, on paper, looks like the same job.

Lease-up pays more than stabilised. A leasing consultant filling a brand-new building earns higher bonuses than one keeping a full building full. Timing a move to a project's lease-up is a real strategy.

Trade tickets move building roles to the top of the band. Assistant building managers with a trade qualification sit at the top of $75k–$95k. In Queensland, building manager packages under management rights often include accommodation — which changes the arithmetic on the base.

Above operations manager it is retained-search territory. The operations manager seats have, in practice, sat in Sydney and Melbourne so far; the national head roles at $250k–$350k plus STI are appointed by search, not by advertisement.

Who BTR actually hires

Property managers. Assistant property managers are the fastest conversion into build-to-rent we see — the tenancy, maintenance and compliance instincts transfer directly, and the institutional employer pays for them. Leasing consultants convert just as cleanly. Hospitality and hotel front-office people are the other pool, and for the resident-experience roles they are often the better fit.
