How Much Do Real Estate Agents Actually Earn in Queensland? (2026)
Retainer, OTE and what sits behind the headline number — real 2026 ranges for sales agents, associates and sales managers in Brisbane and the Gold Coast.

A Queensland sales agent on a retainer earns $60k–$90k base and takes home $120k–$300k+ on target in 2026. The gap between those two numbers is the whole story, and almost every job ad hides it.
One honest caveat before the table: commission roles have no ceiling. The on-target range shows where most of the market sits. Agents on the right book in the right office earn well beyond it, and the very top of the industry clears seven figures a year. Nobody can put a range on that, so we don't pretend to.
The number that matters is the split, not the salary
Sales agents are paid on commission. The retainer is the floor; the split is the ceiling. Two agents on the same $75k retainer can finish the year $150k apart depending on how the office structures the commission — a straight percentage, a tiered scale that climbs with volume, or a debit-credit arrangement where the retainer is drawn against commission and repaid before anything is banked.
So the first question we ask a principal before we write a line of a job ad is: what is the split, and where is the cap? The first question we ask a candidate is: what did you actually write last year, and what did you bank? Titles and retainers tell you very little. Written volume and the split tell you everything.

Three things the table cannot show:
The associate seat is the entry door. Most agents writing serious volume started as an associate to a lead agent — on a modest base, learning the trade, taking a share of the lead agent's commission. It is the apprenticeship of the industry. The pay is not exciting; the path is.
Sales managers are player-coaches. In most Queensland offices the sales manager still lists and sells. The $120k–$180k range plus an override on the team's writing reflects that double job. A pure management role at that money is rare outside the largest networks.
Principals are having an equity conversation, not a salary one. Once you are talking about a principal or licensee-in-charge move, the numbers are about profit share, partnership or buying in. Nobody sensible writes a salary band for it.

Before you move for the money
If you are an agent weighing an offer, do the arithmetic on the split with your own written volume, not the office's best year. If you are a principal hiring, publish the split. The offices that put the structure in the ad get the agents who can read it — and those are the ones you want.
