Property Manager in Brisbane: What the Job Is, What It Pays, How to Get In
What a property manager actually does, the 2026 salary range in Brisbane and the Gold Coast, and the realistic ways into the role.

A property manager runs a portfolio of rental properties on behalf of their owners — tenants, rent, maintenance, inspections, arrears, the legislation and the phone calls. In Brisbane and the Gold Coast the role pays $70k–$95k in 2026, rising to $90k–$115k at senior level. And the single biggest thing that moves that number is not the title. It is the size of the portfolio.
What the job actually is
Day to day, a property manager is the person between an owner who wants the rent on time and a tenant who wants the hot water fixed. The work is:
- Tenancies — advertising, applications, leases, renewals, bond, entry and exit condition reports.
- Money — rent collection, arrears follow-up, disbursements to owners, trust-account discipline.
- Maintenance — logging it, quoting it, getting it done, keeping both sides informed.
- Inspections — routine, entry, exit, and the paperwork that stands up at the tribunal.
- Legislation — Queensland's residential tenancy rules change, and the property manager is where the change lands.
It is a volume role with a compliance spine. The people who do it well are organised, unflappable on the phone, and comfortable saying no to both owners and tenants when the law says no.

Portfolio size drives pay more than title. A "senior" PM on 90 properties with an assistant and a "property manager" on 180 alone are not the same job, and the market prices them accordingly. Always ask for the portfolio number — and ask what the support structure actually is. Is there an assistant, a leasing consultant, a trust accountant, or is that all you?
The BDM seat is the pay jump inside property management. Winning new managements is fee-earning work and it is paid like it. Just be clear whether the role is pure business development or a hybrid with a portfolio attached — a hybrid on a BDM title is a different job.
Heads of department are judged on the rent roll. Growth and arrears, not tenancies. That is the job at $120k–$170k plus bonus.
How to get in
Three realistic doors:
- Assistant property manager. The feeder role. Twelve to eighteen months alongside a good PM and you are running your own portfolio.
- Reception or leasing. Front desk and leasing consultant seats are genuine feeders into property management — you learn the tenants, the software and the office before you inherit a portfolio.
- A move from strata or BTR. The skills transfer both ways. Assistant property managers are also the fastest conversion into build-to-rent, where the same work is paid institutional money.
To work in property management in Queensland you need the state's real estate registration certificate — the entry-level credential below a full licence.Most offices will support a good assistant through it.
The honest bit
Property management burns people out. The ones who stay a long time either move into leadership, into business development, or sideways into strata and BTR where the work is calmer and the pay is higher.
