Same Title, Different Job: The Title Traps in Australian Property

The same words mean different jobs in different rooms — and confusing them costs real money on both sides of a hire.

Australian property titles are close to worthless as a hiring signal. Title inflation runs in opposite directions across company sizes, and the same words describe completely different jobs in different sub-sectors. These are the traps we see cost real money most often.

“Contracts Administrator” is two different careers

In a project marketing agency or a residential sales office, a Contracts Administrator is a settlements and contracts clerk. On a commercial builder’s site, a Contract Administrator is a commercial negotiator running subcontractor packages, variations and payment claims — at close to double the money. Confusing the two is the single most expensive title mistake in the industry, for employers and candidates alike.

“Development Manager” scales with company size — in reverse

At a four-person developer, the DM is also the acquisitions, marketing and settlements person. At a listed developer, a DM runs one workstream of one project under a Development Director. Same title, different seniority, and a material salary difference. The single best distinguishing question: have you written and presented IC papers?

“Community Manager” means three things

  • In build-to-rent, it is the building’s general manager — occupancy, NOI and resident satisfaction.
  • In a masterplanned estate, it is placemaking and resident engagement.
  • In Queensland strata, it is the body corporate manager.

State and sector both matter. So does the overlap between “Building Manager” and “Facilities Manager”, where trade licences — and in Queensland, management-rights accommodation packages — change the numbers materially.

What actually signals seniority
